What qualifications does Doorby have for renters?

No evictions or bankruptcies in the past 5 years.
No felonies or violent misdemeanors.
No car repossessions in the past 3 years.
At least 2.5x monthly rent in household income. For co-signers, it's 5x monthly rent.
We require a minimum credit score of 450. If your credit score is between 450 and 525, we will require a double security deposit.
We review any rental-related debts in collections over $100. Collections totaling $250 or more may require additional review by the leasing coordinator prior to approval.
A reference from a previous landlord is required. Please note that references from family members or friends are not accepted, as they may present a potential conflict of interest. A double deposit is required for those without rental history.

For households with more than three (3) adults, Leasing does not accept Intent to Pay letters for the security deposit or first month’s rent.

How can I pay rent?

Rent

For paying rent, we strongly prefer electronic payments made through your Appfolio portal. To access your portal, go to https://www.doorby.appfolio.com/connect/users/sign_in You can set up auto-pay within the portal where the payment will be made automatically on the 1st of each month.

Payment types accepted:

eCheck (ACH / bank transfer) ($2.49 fee) - Through your online portal in Appfolio.
Debit card ($9.99 fee) - Through your online portal in Appfolio.
Credit card (2.99% fee) - Through your online portal in Appfolio.
Payslip ($3.99 fee) - If you need to use cash, you'll need to use a payslip. We do not take cash payments in our office. You should have received a payslip form in your move in folder. It's the paper with barcodes on it for cashiers to scan. If you don't have one, you can reach out and get one via email or by picking it up in our office. You can take the payslip to CVS, Walgreens, or Walmart.

To set up autopay in your resident portal, you will just login and find the "set up autopay" button on the homepage. The button is shown below.

Late Fees

Rent is due on the 1st of each month. On the 6th of each month, rent is considered late. Our late fee is 10% of the monthly rent amount.

How do I tour a property? (and getting tour instructions)

Viewing a Property

Go to the rentals page on our website, https://www.doorby.com/rentals
Find the property that you are interested in.
Click on the "Schedule Viewing" button shown below.

Fill out all of the necessary information and submit the tour request. If it says you are not able to view the property, it's likely because of one of the following reasons:

The property doesn't allow pets, and you have pets.
You don't make 2.5x the rent price.
Your move in date is too far in the future.
Past evictions.

You will receive a temporary lockbox code and touring instructions via text. The automated text will go out 30 minutes before the scheduled time of your tour.
After your tour, we would love to get your feedback!

Rescheduling a Tour

If you need to reschedule a tour, you can either start from scratch and schedule another tour on your own, or you can reach out to our leasing team at leasing@doorby.com and they will change the time for you.

Submitting a Maintenance Request

If you are a tenant having issues with a property, submitting a maintenance request is the best and quickest way to get the issue resolved.

To submit a maintenance request, you need to login to your resident portal at https://doorby.appfolio.com/connect/users/sign_in, which you can access by clicking the "Resident Login" button at the top of our website, https://www.doorby.com.

Once logged in to the portal, you should see "request maintenance" on the right hand side.

If you don't see that button, you can also go to the "maintenance" tab on the left, and then you should be able to find it there. Once you submit the request, our maintenance team will get someone out there as soon as possible!

If you have more questions about maintenance, reach out to your property manager. You should have received an email from them when you moved in.

I applied for a property, and I want an update on status of my application.

Update on the status of an application

Once you have submitted your application via Findigs, there is no need to reach out about the status of your application. We will go through all submitted applications and communicate via Findigs regarding any questions, concerns, or decision we make.

Our goal is to have applicants approved within 24-48 business hours of submission, but sometimes that timeline is delayed due to factors outside of our control.

Security Deposit and Move In Appointments

Once your application is accepted, the first step will be to set up your security deposit appointment. After you set up your deposit, you will then complete a move-in inspection that is attached to your approval email. This inspection is a way for you to notate any items in the home so we can reference during move-out.

You will come into the office to pay the security deposit (with certified funds) to secure the property for yourself. A home is only secured once a deposit is placed, not by being approved.

Move-in appointments happen between 48 hours and 7 days after placing your security deposit. This is because our team will complete one last walk through of the property before you move-in. At your move in appointment, you will pay your first months rent and bring your utility account numbers you get after setting up utilities. After that, you will get your keys for the property and can use your online portal for future rent payments!

For security deposits and the first months rent, we accept 2 types of payment:

Cashier’s check- You can get a cashier's check from your bank
Money order - You can get a money order from many grocery stores, convenience stores, post offices, etc. We cannot accept cash, personal checks, or credit/debit cards in office. For households with three (3) adults or more, Leasing does not accept Intent to Pay letters for the security deposit or first month’s rent
